In addition to your contracted build costs, you need to consider Pre-Development expenses such as:

· Permit fees
Pre-development costs are directly related to the size, location, and characteristics of the building lot.
Typical costs range from $125k-$150k or more in addition to land acquisition and financing. Please note that costs will be higher if the parcel of land is on waterfront, unusually large, burdened by critical areas, or if the topography is challenging.
Obtaining a construction loan to build your custom home is different than a conventional loan.
We will provide you with a list of lenders that our clients have used and encourage you to contact one or more to inquire about custom home financing.
The lender will walk you through the process and explain what program will be best for your individual goals.
Every custom home will have a unique building timeline depending on the size and style of home , the property characteristics and the jurisdiction. Generally speaking, Architectural Design, Interior Design and permitting can take 6-9 months to complete. The average build time ranges from 10-18 months. Once we learn more about your custom home vision, we will tailor a timeline specific to your project.
